Bookings and deposits
A booking exists once we have confirmed it in writing and taken a deposit. For hotel stays the deposit is one night. For the monthly residences it is the first month, paid in full before keys are handed over.
We hold a room for seventy-two hours without payment while you sort flights or get approval from whoever is paying. After that the hold lapses quietly and the room goes back into the pool.
- Rates are quoted in Australian dollars and include GST
- The balance is charged on arrival, not weeks beforehand
- Parking is charged separately at $30 a night and needs booking ahead
- Extra guests beyond the stated occupancy are charged per person per night
Check-in and check-out
Rooms are ready from 2pm. If you arrive earlier we will hold your bags and text you when the room is turned over. Check-out is 11am, and a late check-out to 1pm is included with the Harbour Suite and the Corner Residence where the room is free the following night.
The desk is staffed around the clock. Tell us your flight number if you are landing after midnight and we will watch for delays rather than treating you as a no-show.
Cancellations and changes
Hotel bookings can be cancelled free of charge up to 48 hours before arrival. The Corner Residence needs seven days, since there is only one of them and it is hard to resell at short notice.
- Cancelling inside the window forfeits the deposit, which is one night
- Not arriving without telling us counts as a cancellation inside the window
- Moving dates is free once, subject to the new dates being available
- Monthly residences need two weeks of notice, with unused weeks refunded
If we ever have to cancel on you, which happens rarely and usually for a maintenance reason, we will find you a comparable room nearby and cover the difference in rate.
Damage and liability
We ask you to tell us about accidental damage rather than leave it for housekeeping to find. Small things like a broken glass or a marked towel are not charged. Anything that takes a room out of service will be invoiced at the cost of repair plus the lost nights.
We take reasonable care of the building and its security, but we are not responsible for personal belongings left in a room or a vehicle left in the basement. Guest property found after departure is held for ninety days and then donated.
Conduct in the building
- Quiet hours run from 10pm to 7am on every floor
- Smoking is not permitted in any room or on the balconies
- Parties and gatherings beyond the booked occupancy are not allowed
- Pets are considered for the two ground-floor residences only
We can ask a guest to leave, without refund, where behaviour is affecting other people or staff. That is a last resort and in eight years we have used it twice.
Governing law
These terms are governed by the law of New South Wales. Anything that cannot be settled between us goes to the courts of that state. If a clause here is found to be unenforceable, the rest of the document still stands.
Questions about any of this go to snemaro@hotmail.com or +61 2 8473 9162, and a person will answer rather than a form.
