Monthly Serviced Residences

Furnished apartments for people between leases, on a contract, or waiting for a renovation to finish. Billed monthly, cleaned weekly, and no bond held for six weeks.

The apartments

A kitchen, a desk, and a door that locks

These are the flats on floors three to five. They are set up for someone living here, not someone on holiday.

Sizes run from a 38 square metre studio to a 66 square metre one-bedroom with a separate study nook. Every kitchen has a full-size oven, a four-burner cooktop and a fridge with an actual freezer compartment rather than the tiny box under the counter.

Laundry is in each apartment instead of a shared basement. The washing machines are Miele and the dryers vent outside, so clothes dry in one cycle. Broadband is connected to the building and the router sits in the hall cupboard.

The setup

Built for the third week, not the first night

Most serviced apartments are fine for a weekend and wrong by week two, mostly because there is nowhere to put anything. We fitted out these flats with that in mind. Full-height wardrobes, a proper desk with a task chair, and a chest of drawers that isn't hiding inside a wardrobe.

Housekeeping comes once a week on a day you pick. They change linen, clean the bathroom and kitchen, and leave the rest of your things where you put them. If you would rather they didn't come at all, say so and we will take the cost off the bill.

Furniture that lasts

Sofas come from a commercial range because the residential ones fall apart after eighteen months of daily use. Beds have pocket-spring mattresses, not foam.

Bills in one number

Rent covers power, water, internet and the weekly clean. Nothing arrives in your inbox three weeks later with a surcharge on it.

Flexible end date

Give two weeks' notice and leave when your place is ready. Extending works the same way, with no new contract to sign.

Monthly rates

What a month costs

Rates are per calendar month including bills. The longer you stay, the lower the nightly equivalent drops, and the third month is where that becomes worth talking about.

Moving in

Six steps to a set of keys

The whole thing usually takes four working days.

01

Tell us the dates

Give us your start date and roughly how long you need. If your end date is uncertain, say that, we work with it.

02

Pick a floor

We send photos and floor plans of what is free. If you are in Sydney, come and see it, otherwise a video walk-through does the job.

03

Send ID and a reference

A passport or licence and one reference from a landlord or employer. That is the whole application, with no payslip requirements.

04

Sign for four weeks

The agreement is a licence rather than a lease. It runs four weeks at a time and renews unless you tell us to stop.

05

Pay the first month

One month up front, no bond. Card or bank transfer, whichever is easier for you.

06

Collect keys and the wifi password

Keys are ready at reception from 2pm on your start date. The internet is already connected, so you are online before the kettle boils.

Shot before anyone moved in, so you can see what is actually there.

Practical questions

Before you move in

Most of these come up in the first email. Answers below, in plain terms.

Ask the desk

The residences are managed from the same front desk as the hotel. Email snemaro@hotmail.com and someone replies the same working day.

No. You pay the first month and that is it. We don't hold a deposit and we don't charge a cleaning fee on the way out.

Yes, there is a letterbox per apartment and a parcel shelf at reception. Couriers get buzzed in during office hours.

Give two weeks' notice. If you have paid for a full month we refund the unused weeks, calculated from the day you hand the keys back.

Cats and small dogs are fine in the two ground-floor flats, subject to a conversation. The upper floors are carpeted, so no.

The Compact Studio is set up for one. The One-Bedroom Flat works for a couple, and the top-floor flat has room for two people working from home.
