Corner suites above Kippax Street

Harbour View Suites

Twelve suites on the top two floors, each with a harbour-facing window, a tub you can actually stretch out in, and a team that remembers how you take your coffee.

The rooms

Two floors, twelve keys, no corridor noise

Our suites sit above the restaurant, well away from the lift lobby, so the loudest thing you hear at night is the tram on Elizabeth Street.

Each suite runs between 48 and 71 square metres. The corner rooms get windows on two sides, which makes a difference in summer when the afternoon sun moves around. Beds are king or twin, mattresses are replaced every four years, and the linen is a 400 thread cotton that softens rather than pills.

Bathrooms have a walk-in shower and a separate tub. The water pressure is genuinely good, which sounds like a small thing until you have stayed somewhere it isn't. Blackout curtains are fitted to the frame rather than hung above it, so the room actually goes dark at 6am in January.

How we run it

The same team, most mornings

Snemaro has kept this building since 2018. Reception is staffed by the same six people year round, which is why they know your room number before you say it on the second visit. Housekeeping runs from 9am to 2pm and deliberately overlaps with breakfast, so towels are swapped while you are downstairs.

We don't run a nightly turn-down service and we don't leave chocolates on the pillow. What we do instead is price the minibar like a bottle shop and stock the fridge with milk that hasn't been sitting there since the last guest.

Front desk, no scripts

Check-in is a conversation, not a form. If your flight lands at 6am we hold your bag and get you into the room as soon as it has been turned over.

A kitchen that answers

Ring the desk about a dietary need and the chef calls back within the hour with what can be done for dinner that night.

Quiet by design

The building has double glazing on every window and a lobby door that closes properly, so street noise stays on the street.

Booking

From enquiry to key in hand

Six steps, most of them handled by us rather than by a form.

01

Send the dates

Tell us when you are arriving and how many are travelling. If your dates are flexible, say so and we will quote the cheaper nights.

02

Get a real quote

A person replies within four working hours with the room, the rate and anything extra already itemised.

03

Hold the room

We can hold a suite for 72 hours without payment while you sort flights or approval from whoever is paying.

04

Confirm and pay

One night's deposit secures the booking. The balance is charged on arrival, not three weeks before.

05

Arrival notes

Closer to the date we ask about arrival time, dietary needs and whether you want the fridge stocked before you get in.

06

Check in without a queue

Your key is ready at the desk. If you have stayed before, you can skip the paperwork entirely.

Questions

Things guests ask before booking

If yours isn't here, the desk answers email faster than it answers the phone.

Still unsure

Email the front desk at snemaro@hotmail.com or call during Sydney hours. Someone reads it, usually within the day.

Yes, the desk is staffed around the clock. Let us know your flight number and we will watch for delays rather than charging you a no-show.

No. Basement parking is $30 a night and has eight spaces, so it needs booking ahead. There is unmetered street parking two blocks east after 6pm.

Yes. Cots are free and fit in every suite. Extra beds are $45 a night and only work in the Corner Residence.

Free cancellation up to 48 hours before arrival on the City and Harbour Suites. The Corner Residence needs seven days because there is only one of it.

The City Suite includes breakfast for one, the other two rates include it for two. Extra guests pay $32 each, and the kitchen will do gluten free with notice.
